What Curia does

Curia takes a contract of sale + Section 32 from PDF to a finished customer report and amendment list. A guided workflow runs from upload to sign-off, with validation and cross-checks throughout. You stay in charge of every call and every word that goes out. AI handles the data work. You handle the legal calls.

Data extraction and population

Names, dates, dollar amounts, percentages, checkboxes, clauses. Curia reads the contract and populates the review workflow so you start with the facts on the page instead of typing them in.

Preflight

A contract health check that runs before you start the full review. Curia cross-checks data across the contract, confirms prescribed documents are attached and flags anything missing with colour-coded priority alerts. No surprises mid-review.

Contract navigation

A document map showing the location of sections in the contract, jump-to-citation buttons on every extracted field, and a PDF that scrolls to your work as you move. Never lose your place.

Visual reference

Pull any page out of the contract, mark it up with highlights, arrows and notes, and drop it straight into the purchaser's report. Hard details, explained visually.

Built for Victorian contracts

Curia review for Victoria isn't just NSW with the labels swapped. Every part of the workflow, from the way contracts are read to the way reports are written, is built for how Victorian property transactions actually work.

The whole file

Curia reads everything in a Victorian file: the contract, the s32 statement, the title documents, the planning certificates, the OC certificates, every attachment. Each document is mapped, linked and extracted so you can move between them in one click and trust that what you're seeing is consistent across the lot.

Special conditions, read and summarised

Victorian special conditions can be long, dense and inconsistent firm-to-firm. Curia reads every one, surfaces what matters for the purchaser, and prepares the summary so you can focus on the advice instead of the data entry.

A report that reads like your firm wrote it

Branding, sections and standing content are fully customisable, with sensible defaults that get you producing finished reports from day one. Curia handles the structure. You handle the judgement.
