Adroit Conveyancing: more than halving review time and giving clients clarity
Adroit Conveyancing more than halved contract review time from 45 minutes to 20 with Curia, while its thorough, plain-language reviews leave clients less stressed and better informed about what they sign.
Adroit Conveyancing acts for buyers and sellers across Victoria from its base in Bendigo, and its clients regularly single out the team's clear communication and attention to detail. That reputation shapes how the firm reviews contracts: Adroit has set up its Curia template to be deliberately thorough, so every condition is documented and explained in terms clients can follow. On a recent contract with more than 90 conditions, that approach would once have meant hours of work for Paige Crouch and the team. With Curia, average review time has more than halved, from 45 minutes to 20, and clients who receive their review in advance now come to the conversation less stressed and better informed about what they are signing.
The challenge
Before Curia, each contract review at Adroit took an average of 45 minutes, and the review itself was only half the job. Every condition then had to be explained to a client who needed to understand what they were committing to, all within pressing timeframes, and the longer the contract, the heavier that load became.
When another conveyancer recommended Curia, the team was keen to see whether it could carry some of that load. As Paige puts it, "Curia came highly recommended to our office."
Clients who understand what they sign
The change Paige has noticed most is in what clients say: "Many clients have expressed their thanks in receiving such a detailed review of the Contract and also in common terms for them to understand."
That level of detail is a choice Adroit made as every firm has full editing control over its report template. For Adroit, the payoff shows up before the conversation even starts. Clients who receive their review ahead of time come in calmer, Paige explains, because "they seem to have a deeper understanding of the Contracts they sign."
The results
Review time more than halved
Average contract review time has fallen from 45 minutes before Curia to 20 minutes with it, a 56% reduction on every contract, and the team is putting that time where it counts: "We are prioritising our time more effectively by focusing on the key components required to complete contract reviews accurately and within pressing timeframes."
Every condition, structured and explained
What surprised the team most in their first month was how Curia works through every condition of the contract and then structures and explains the terms. On that contract with more than 90 conditions, documenting each condition and explaining it to the client "saved us hours of work."
Data extraction at the core
Paige rates data extraction as Curia's most valuable feature and the one with the biggest effect on the team's workflow. With Curia handling the data work and the conveyancer making the calls, every file now follows "a more consistent and structured review process."
Significant cost savings
Alongside the time saved, Adroit Conveyancing reports significant cost savings since adopting Curia.
Looking ahead
Getting started was straightforward, with Paige noting that "we haven't encountered any challenges; it's simply been a matter of taking the time to learn how to utilise all the fantastic features Curia has to offer."
Going back holds little appeal. Without Curia, Paige says, "we would need to allocate additional time to reviewing each Contract to ensure all relevant details are thoroughly assessed and any potential issues or areas of concern are identified," and the team would need to allow more time again for client discussions afterwards.
Instead, the time Curia returns goes somewhere better: "Having more free time and being able to have a good work life balance." Paige rates her likelihood of recommending Curia to other conveyancing professionals at a perfect 10 out of 10.
